10-home canal side plan scrutinised by Stone Town Council

Former Crown Street BowlsStone’s former town centre bowling club base could make way for new homes, however, Stone Town Councillors have raised concerns that too many properties are planned for the site.

Cube Homes have submitted to Stafford Borough Council an application to build ten homes on disused canal-side land at Crown Street in the town. The land falls between Crown Street Garage and the Joules Court retirement home complex.

The ten-home plan is made up of:

  • 6 three-bedroom houses
  • 2 two-bedroom
  • 2 three-bedroom flats

To support the development, there would also be twenty parking spaces provided.

A design and access statement submitted as part of the application said:

“The development will deliver a mix of bespoke, high quality two and three bedroom homes, positioned within a highly sustainable location, and will make a valuable contribution to local housing supply. The development proposes an efficient use of brownfield land, which will enhance the surrounding area and restore the land historic use.”

The land became vacant in 2008 with the former bowling club relocating to a new purpose-built facility on Uttoxeter Road.

As part of the application process, the applicant sent flyers to homes within 500m of the property to ask for feedback on the planned development. During the two-week consultation, one response was received, and that was in favour of the development.

On the whole, members of Stone Town Council have welcomed the prospect of the land being brought back into use, but they felt 10 homes would be too many for the 0.5-acre site. The councillors called for the number of proposed dwellings to be reduced whilst discussing the application at their planning consultative committee meeting on Tuesday the 5th of July.

Councillor Ken Argyle said:

“Anything that uses up derelict ground has to be applauded. It takes away the burden that greenfield sites have been suffering over the past 10 or 12 years.

“Something that puts extra dwellings within the town is a good step forward. I would like to see development on that site.”

But Councillor Rob Kenney said:

“I think ten dwellings is over-intensive. I would rather they cut the number down to eight.

“I think this is normal standard – they go in with an application for more dwellings than they need or require. I would vote against the application given it is over-intensive and get them to reduce the numbers.”

Councillor Jim Davies said:

“I’m delighted to see something happen at last on what has been a derelict piece of land for a long time. Housing is good to see in the town.

“We agree with the proposal in principle but think it will be over-intensive with ten dwellings. They should reduce it to eight.”

    This “brownfield” site looks rather green to me, in the photo. Hopefully, the hedgerows will be retained and as much green area as possible also retained. There will currently be a lot of wildlife and wild plants on this site. More housing is good, but there needs to be a balance. Cramming as many houses in as possible, at the expense of green areas, is not good. Hopefully, the parking area will be a porous surface and not tarmac, and an area left for wildlife.
