A former nursing home near Stone could be demolished to make way for up to nine new homes.

Permission in Principle is being sought for the redevelopment of Foxearths, on Fulford Road, Spot Acre.

The first stage of the Permission in Principle process looks at whether the site is suitable in principle. Considerations are limited to location, land use and the amount of development.

If consent is granted, further details would come forward at the second stage, known as Technical Details Consent.

A planning statement submitted as part of the application to Stafford Borough Council said

“The site is capable of accommodating up to nine new build dwellings with the site area being circa 0.49ha (1.21 acres). The former nursing home, now a large dwelling, would be demolished and the site would be prepared for a more efficient residential redevelopment.

“While detailed design is reserved for TDC, it is expected that the submission would include family homes arranged with front and rear gardens, on-plot parking for at least two cars, secure cycle storage and electric vehicle charging. The proposal seeks to utilise an already developed residential parcel in a manner which would consolidate existing built form rather than extend development into wholly undeveloped agricultural land.

“The planning history of the wider site demonstrates a long-established pattern of residential and associated built development, together with successive redevelopment, alteration and intensification over time. The site cannot therefore reasonably be characterised as isolated or wholly undeveloped open countryside.”
