Pre-Application public consultation launched for new Stone 18 unit residential development

Knights PLC launch a pre-application public consultation for a proposed residential development on land between Station Road and Northesk Street in Stone.

Leaflets have been posted out in the local community, with links to the Knights PLC website which states about the site and development:

“CCP Developments (Stone) Ltd intend to submit a planning application to Stafford Borough Council for the redevelopment of a vacant plot of land off Station Road and Northesk Street.

The land is situated to the rear of the former Stone Police Station and was most recently used for police and public car parking. This scheme follows the ongoing sympathetic restoration and conversion of the former police station buildings to residential use by CCP Developments (Stone Ltd), which is a local family run business.

This site represents an exciting opportunity to deliver a high quality landmark building within this previously developed town centre site, to enhance the character and appearance of the site and surroundings including the wider Conservation Area.

The proposal is to provide 18 two-bedroom luxury apartments over three floors, with potential for additional living accommodation and a roof terrace area above.

Given the genuine intention to regenerate and uplift the site and its surroundings, as a local resident your feedback on this exciting scheme would be welcomed to inform the preparation of a planning application.”

The website goes on to explain the features of the development:

  • Centrally positioned building to avoid any harm to street trees and accommodate car parking;
  • Utilising lower ground levels of the site compared to much of its surroundings to accommodate a three-storey building that would be no taller than adjoining buildings;
  • Vehicular access and egress from Station Road only;
  • All parking and other facilities (such as bin storage) to serve the needs of future residents to be provided within the site; and
  • High-quality design and materials.

When laying out the benefits of the development the website goes on to list:

  • A positive redevelopment of a currently untidy brownfield town centre site, in accordance with key planning policy objectives;
  • Consequent reduction in demand to release greenfield land elsewhere for new homes;
  • A highly accessible and sustainable location and form of development;
  • High quality design and materials, sensitive to the site’s context, to enhance the character and appearance of the streetscene, from numerous vantage points; and
  • Increase in town centre residents and resulting town centre spend/economic benefits.

Finally, the minisite asks for your thoughts, explaining:

“Once a planning application has been submitted, Stafford Borough Council will undertake a formal consultation exercise providing the opportunity to make comments directly to the Council that will be taken into account when they determine the planning application.

We would welcome any comments that local residents have on this proposal in the meantime in order that we can take account of them in finalising the preparation of a planning application.
